The project comprised the construction of 15 new Passivhaus residential properties on the Isle of Sheppey on a green field site. The client required the houses to be constructed using insulated concrete formwork (ICF), comprising 150mm thick lightly reinforced concrete walls using interlocking polystyrene blocks as shuttering. The polystyrene also functions as permanent thermal and sound insulation.
The proposed structure comprised mass concrete strip footings, beam and block concrete ground floors, engineered timber joists at first floor and attic trusses. Additional steel beams were introduced to supplement the engineered joists and attic trusses where necessary.
The proposed elevations featured a number of large openings that could not be readily accommodated within the limitations of regular ICF construction. Here ACA developed additional details to support slender piers and long span lintels.
In addition to the 15 units ACA designed the structure for the electrical sub station and carports.
The finished houses form an impressive development with generous gardens and communal spaces.
