Lee House, Kent

Conservation and alterations to historic residential property

The existing property is Grade II Listed and was formerly an outbuilding to Lee Priory. It was designed by English Gothic Revival architect Sir George Gilbert Scott. The building comprised two storey red brick building with hipped slate roof. The proposed works were for the removal of the chimney breast at first floor, a new attic room and introduction of a new roof lantern to the master bedroom.

A careful assessment of the property was carried out at the start of the project. Details of the complex arrangement of existing roof trusses and the feature chimney stacks were carefully recorded.

Re-support of a chimney at first floor was provided by a new steel beam neatly concealed within the floor zone.

The complex roof profile and need to maximise headroom in the new attic bedroom led to a carefully detailed structural arrangement. This included several light steel beams, spliced for ease of installation and cranked in some cases.

The resulting building forms an impressive property which provides an excellent family home with character.
